50 Penn was envisioned to be a beacon for residents of Cypress Hills and surrounding neighborhoods, providing access to high-quality affordable and moderate-income housing and sustainable and healthy food choices. The 9-story mixed-use transit oriented development offers 218 residences designed for family occupancy. This former industrial site was remediated through the Brownfield Cleanup program.

The ground floor of the building includes three neighborhood-scale commercial retail spaces and a fresh grocery store on the corner. ABB designed the grocery store’s front entry paving, planters and green roof canopy as well as the rear exterior courtyard associated with one of the retail tenants. The project scope also included inaccessible extensive green roof systems for the 8th floor roof and the amenity space on the 2nd floor open to all residents. Amenities include a multi-purpose synthetic turf space with varied-height seating, communal tables, concrete pavers, wood decking, seating and lounge areas, foosball table and perimeter planters with lush planting.
