THE FOUNTAINS

The Fountains is a 6.7-acre, six-building, mixed-use development complex that offers affordable homes, commercial space, green roofs, and a new public plaza. The buildings and outdoor spaces were designed to meet the standards of Energy Star Multifamily High Rise and Enterprise Green Communities programs to achieve maximum energy efficiency and sustainability.
ABB designed Schroeder’s Walk; a one-acre, linear publicly- accessible open space that extends along Schroeder’s Ave. with pedestrian access to 21,700 SF of ground-floor commercial space. The plaza serves as passive recreational open space while also providing an attractive approach to the ground floor retail along the buildings’ perimeter. Permeable pavers, custom metal planters, generous seating, bike racks, dark sky lighting, and native plantings provide a lively space that invites small and large-scale gatherings, while also maintaining emergency vehicle access for the complex.
ABB designed three passive green roof terraces for this project. The larger green roof includes a 3,500 SF resident terrace with ample seating, picnic tables, and custom metal planters spilling with native plants with a contiguous 6,600 SF intensive green roof with curvilinear pathways bounding mounded islands with lush layers of native plantings. Adjacent, and slightly below the green roof is a separate 1,100 SF resident roof terrace with similar amenities. The third green roof is a sixth-floor, 4,600 SF resident roof terrace with views of Shirley Chisholm State Park and the Manhattan skyline.
